The condo conversion at 221 West 17th Street is also known as The Dorian, but perhaps The Phoenix would be a more fitting sobriquet: The smooth brick façade designed by Rogers Partners is nearly finished as the building rises again in the wake of a five-alarm fire.
In the fall of 2015, a fire tore through several floors and the roof of the former commercial building in the midst of the conversion. Thanks to the efforts of the fire department and the speedy evacuation of nearby residents (Wynton Marsalis among them), no one was injured. The New York Post points out that the sprinkler system and other fire protection features had been removed during the renovation, which undoubtedly allowed the blaze to spread as it did.

At the time of the fire, Delshah Capital was converting the former commercial property into a 10-story, 14-unit luxury condominium with a full-floor cellar. Floors seven through ten would have full-floor penthouses and select units would have private terraces. Ground-floor retail was also planned for the site.

CityRealty listings show that this is right around the Chelsea median of $2.775 million for two-bedrooms and $5.57 million for three-bedrooms.
In addition to being near Chelsea's main attractions, the new condo is directly adjacent to the historic Walker Tower, a spectacular Art Deco tower. Penthouse 3/4 set a new downtown record when it sold for $31 million over the summer, and its two current availabilities start at $22 million.
