Brooklyn's Carroll Gardens neighborhood is known for 19th-century townhouses rather than new condo developments, but that might soon change as developers make their way in. The area has already seen some transformation with the introduction of 32 full-service condominiums at 345 Carroll Street and most recently, M Development's modest red-brick building at 316 Carroll Street, located on the same block. But at least the firm opted for small-scale development, with the newly-built structure standing just four stories tall with three residences.
Small doesn't mean cheap though - according to BuzzBuzz, prices for the three available units start from $1.599M for a two-bedroom, two-and-a-half bath unit and reach as high as $1.95M for the three-bedroom, two-bathroom penthouse. However, all are duplexes with generous sizes ranging from 1,047 square feet to 1,104 square feet.

The homes are well-designed with open living and dining spaces, wide-plank oak flooring, matching wooden cabinetry for the kitchens, nearly floor-to-ceiling windows, plenty of storage, and modern baths with double vanities and spacious walk-in showers. It doesn't look like the new development can compete with the nearby 345 Carroll Street in terms of amenities - no vegetable gardens, bocce courts, or cabanas here - but the top level units do get private outdoor spaces on the roof deck.
316 Carroll, located between Bond & Hoyt Streets, is within walking distance to the F and G trains at the Caroll Street subway station and the Whole Foods Market on Third avenue.
