Architecture firm Janes & Leo is best known for its Upper West Side buildings like The Dorilton, The Manhasset, and The Alimar. But amidst these grand-scale projects, some of which have been designated New York City Landmarks, their portfolio included smaller-scale buildings like the one at 324 West 108th Street. More than 100 years after it was completed, developer Trevive Global has transformed the interiors into condos with clean lines, abundant light, and high-end features.
Gerard Smith of Douglas Elliman is marketing the units, which comprise a one-bedroom, seven two-bedrooms, and two three-bedrooms. Five of the two-bedrooms offer private outdoor space, and prices start at $2.25 million. The one-bedroom is on the ground floor and offers its own private entrance; it is listed for $1,399,500. Both three-bedrooms have large private terraces and include the penthouse addition, but these have not yet come on the market.

Owing to 324 West 108th Street’s address in the Riverside Drive-West End Avenue Historic District Extension II, the project could not go forward without Landmarks’ blessing. However, in September 2015, Landmarks unanimously approved changes like an ADA-compliant front door, rear yard and rooftop additions, and alterations to the western service door, finding that these would all be in keeping with the historic district.

Boutique-scale buildings naturally cultivate a stronger sense of community than high-rises, but 324 West 108th Street takes that to a new level with event programming provided by a residential manager. Additional conveniences include a boutique fitness studio, a commercial-grade laundry room with pet grooming station, and indoor and outdoor amenity space.
