Williamsburg has bred some of the city's most architecturally-ambitious and massive projects, which include the glittering 420 Kent Avenue and of course, the Domino Sugar redevelopment, but this latest rendering reveal, courtesy of TA Dumbleton Architect (TADA), shows small-scale design in the neighborhood can also be attractive. Located at 33 Conselyea Street, just a few blocks south of McCarren Park, this boutique 5-story building will feature 5 apartments, one of which is a penthouse duplex boasting incredible 24' ceilings and a double-height rear window (see below).
So far, in addition to the penthouse, we know that there will be two floor-through two-bedrooms with a terrace, a "dramatic garden duplex" with a large backyard, and a duplex studio loft with a deeded roof terrace.
According to the building's official website, sales are expected to launch very soon. An offering plan filed with the New York State Attorney General’s office shows a projected sellout price of $7.92M, giving the units an average of $1.58M apiece. Considering the units are duplexes and two-bedrooms, that price is mostly on par with the neighborhood – our data shows two+ bedroom condos are currently going for a median price of $1.62M.
The impending L train shutdown won't affect residents as the G train is two blocks away. A trip to Midtown Manhattan will take about 30 minutes.
A 3-story house was demolished last year to make way for the new building and a photo taken in March shows it topped out and had received its grey brick facade. TADA is also serving as the developer.
