The Bowery may be slowly making the transition from grungy to glamorous, but its industrial history has not been forgotten. An accepted offering plan listed a $31.4 million sellout, and early listings indicate that the 3E3 could be on track to meet it. The third-story condo is listed for $3.75 million, and the unit above it is $4.1 million. An average price of $2,104 per square foot puts it above the East Village average of $1,929 per square foot (per CityRealty data).
3E3’s address near the corner of the Bowery puts it within easy access to the best shopping, dining, nightlife, culture, wellness, and transportation that Alphabet City, the Lower East Side, Nolita, and Soho have to offer. It also puts it directly next door to the Annabelle Selldorf-designed 347 Bowery, where two closings have come in at an average of $3,263 per square foot. As of this writing, only one three-bedroom apartment there is on the market for $6.5 million.
