As September 2024 gave way to October, the number of Manhattan sales recorded ticked up week-over-week. However, this did not include anything like the uber-luxury condos that have closed in recent weeks, which couldn't help but drive the sales volume down.
The week's highest-priced condo sale was for Penthouse #42K at One United Nations Park, which sold for $8,540,000 in the second-highest sale of the week. While public records list the buyer as "Government of Ireland," Crain's New York Business identified the buyer as Fergal Mythen, Ireland's ambassador to the United Nations and an architect of the Good Friday agreement.
Crain's also noted that he likely closed the deal while in town for the United Nations' annual meeting in late September. The building's close proximity to the United Nations headquarters was likely a key factor in the purchase; other perks include expansive interiors, built-in smart home technology, and an extensive, high-floor amenity package.

One United Nations Park aside, Upper East Side listings largely dominated the week's top sales with homes in prestigious cooperatives accounting for three of the five most expensive sales. Leading the charge was Residence #5C at Art Deco cooperative 895 Park Avenue, which sold for $10,825,000. The apartment has been updated with new, state-of-the-art mechanicals and top-of-the-line finishes, though not at the expense of original architectural details like custom millwork, plaster moldings, and baseboards.
It was trailed by Residence #3/4 at 17 East 63rd Street, which closed for $7,850,000 in the third-highest sale of the week. One of only a small handful of units in the building, the apartment was designed by acclaimed interior designer Thomas Britt to make it a truly one-of-a-kind home.

Ms. Romanoff's obituary from October 2023 notes that the couple moved into the Fifth Avenue apartment in 1973 and it served as their lifelong home.
