Much of Greenpoint’s development would appear to be concentrated on the blocks surrounding the Greenpoint Avenue G train, the neighborhood’s most convenient subway stop. However, the team behind 44 Box Street is thinking a little further out: This boutique condominium is situated closer to the waterfront Greenpoint Landing master plan, offering a more intimate scale in contrast to the soaring towers changing the local skyline.
Sales have launched from $780K for one-bedrooms and $1.25 million for two-bedrooms. At an average price of $1,377 per square foot, 44 Box Street is only slightly above the Greenpoint condo average of $1,332 per square foot (per CityRealty data). CityRealty listings show only 40 condos for sales in Greenpoint, with median prices of $995K for one-bedrooms and $1.775 million for two-bedrooms.

The Real Deal identified M Development as the developer of the six-story project, which went up on an empty lot. Residents are greeted by a landscaped entrance and mural by local artist Alex Russell, who is known for his illustrated maps, including The Great Map of Greenpoint. Permits call for no more than four units per floor and 14 on-site parking spaces. The latter are available for purchase, as is private storage.
