Between strict zoning requirements, multiple historic districts, and the fact that many of the formerly industrial buildings have already been converted to residential, Tribeca is not one of New York’s most development-heavy areas. New residential opportunities are thus treated with excitement, and that has certainly been the case at 450 Washington Street: Sales commenced in the later half of Q4 2022, but 20 contracts have been signed in the building in that time.
A spokesperson for 450 Washington Street said that some buyers were so excited that they signed their contracts before sales officially commenced. Current availabilities start at $939K for studios, $1.24 million for one-bedrooms, $2.15 million for two-bedrooms, $4.495 million for three-bedrooms, and $4.795 million for four-bedrooms.

In a statement, Corcoran Sunshine Senior Sale Director Angeli Dececchis said, “The majority of buyers we have seen so far are Tribeca residents who recognize the value of the building and its prized waterfront location, as well as a number of loyalists who already rent or own in a Related building and are looking to expand their portfolio with the same access to the service, lifestyle, and amenities that only Related is known for.” The developer bought the one-time rental building for $260 million in February 2019, and architect Roger Ferris + Partners has embarked on a redesign to bring it up to Related condo caliber. This included a new French limestone plastered facade, oversized bronze framed picture and casement windows, and a complete interior reconstruction.

450 Washington Street represents Related's latest holding in this section of Tribeca. On the rental side, the location and amenities of 456 Washington Street are in such demand that there are currently no availabilities. Condominium 70 Vestry Street counts Tom Brady and Gisele Bundchen among its residents (no word on who got this pied-a-terre in the divorce), and a penthouse in the building was featured in Netflix hit My Unorthodox Life.
Beyond Related's local portfolio, the area has seen some of the city's most in-demand and expensive real estate. 450 Washington Street is up the street from celebrity favorite 443 Greenwich Street, which has welcomed Meg Ryan, Jake Gyllenhaal, Justin Timberlake, The Weeknd, Lewis Hamilton, and Jacob Trouba, to name but a few. It is also close to 67 Vestry Street, which went from a warehouse to the epicenter of Tribeca's creative scene (that included Andy Warhol) to an ultra-exclusive 13-unit condominium.
