Design trends, "it neighborhoods," and amenity fads come and go, but Central Park views remain in demand among luxury buyers -- three of last week's top five sales enjoy direct views of New York's backyard.
That was especially true of the week's top sale: The full-floor Residence #83 at One57 enjoys incredible Central Park frontage from the 60-foot Great Room. It also boasts a reimagined eat-in kitchen, a south-facing home office that can become a fifth bedroom, a super-luxe south-facing primary suite, and an upgraded home automation system that includes motorized shades on the floor-to-ceiling windows. It entered contract with an asking price of $34 million in November 2023 and ultimately closed for $30,535,000.
While the buyers of One57 will enjoy their park views from a Billionaires' Row aerie, the buyers of Manhattan's second- and third highest-priced apartments are directly adjacent to Central Park. Case in point: The unidentified buyers of Penthouse #23 at 50 Central Park South will look directly onto the park from their Great Room as well as a private setback terrace. The closing price of $27,900,000 represented a $9.1 million reduction from when it was listed for $37 million in June 2022, but was nevertheless good enough for the second-highest sale of the week.

It was trailed by Residence #9B at the J.E.R. Carpenter-designed 1060 Fifth Avenue, a six-bedroom home commanding magnificent views of Central Park, the Reservoir, and Museum Mile. It closed for $19,500,000 in what appears to be an off-market deal for the week's top co-op sale and third-highest overall. The buyer conducted the transaction through a trust, but the building has counted former Ambassador Bruce Gelb among its past residents.
The top sale outside the Central Park-adjacent area took place at One High Line, where the three-bedroom Residence #W26A closed for $10,250,000 in the top downtown sale and fifth-highest overall. Indeed, it was a good week for the Bjarke Ingels-designed development: A total of $22,150,000 in sales were closed there last week.

Also last week, Penthouse 41 at Claremont Hall closed for $9,989,005 almost exactly a year after it entered contract. While just shy of Manhattan's top five sales of the week, it set a new price record for Morningside Heights -- no other unit in the Robert A.M. Stern-designed tower or the nearby Vandewater, harbingers of a residential renaissance, has sold for so high a price. The Claremont Hall penthouse is the only unit in the building with its own private elevator entrance, and additional perks include a fireplace, a 26-foot private terrace, and triple exposures that include Central Park views.
