Five and a half years after Zeckendorf Development (“Zeckendorf”) purchased air rights from Christ Church for $40 million for its project at 520 Park Avenue, the tallest building on the Upper East Side is nearly complete. 520 Park Avenue reached its pinnacle height of 779’6.5” last spring, and a beautiful limestone façade is almost all the way up. A lantern-like crown will make this tower an even more distinctive addition to the skyline.
In this article:
At 520 Park Avenue, Zeckendorf teams up with some familiar partners: Global Holdings and Robert A.M. Stern Architects. Zeckendorf and Global have also worked together on 50 United Nations Plaza, one of the city’s hottest new developments. On the design side, Zeckendorf has teamed up with Stern on 15 Central Park West, one of the city’s most prestigious condominiums, and 18 Gramercy Park South, where all units come with keys to the only private park in Manhattan.
520 Park Avenue's 34 apartments spread over 54 floors will comprise 29 floor-through simplexes, four duplexes, and one dramatic triplex. So as to grant all residents beautiful views, the first few floors of the building are devoted to mechanical and amenity space. Residents of this doorman building will be greeted by a gorgeous marble lobby with 25’ ceilings, two fireplaces, and access to a beautiful rear garden with several fountains. Inside, amenities will include concierge service, a library, personal storage, wine storage, bike room, and a two-story health club with a swimming pool.
An approved offering plan lists a stunning $1.22 billion sellout, and current availabilities seem on track to meet that: #19, a 4-bedroom, 5.5-bath simplex, is listed for $20.5 million; several stories up, #32, a 4-bedroom, 5.5-bath simplex with stunning city and Central Park views, is listed for $31.65 million. These prices are high even for the Upper East Side’s Gold Coast, where the average four-bedroom home goes for $2,015 per square foot (CityRealty data), but the location and details cannot be ignored: Robert A.M. Stern Architects designed the interiors, which feature 11’ ceilings, formal foyer and gallery, custom Christopher Peacock kitchen, and bay windows in the living room. There are also bay windows in the master suites, which offer room for a seating area and two full baths.
Just in case the building’s impeccable pedigree, soaring height, and amazing apartments aren’t enough, 520 Park Avenue is in an unbeatable Upper East Side location. Premier Madison Avenue shopping that includes Barneys New York is only one block away, and Central Park is only two blocks from the building. Fine restaurants like Daniel, Regency Bar & Grill, and TAO Uptown are within walking distance, as are area attractions like the Metropolitan Museum of Art, the Frick, and the Carlyle.
