The Lower East Side is anecdotally home to some of New York's hottest restaurants and nightlife, and CityRealty data shows that the cool factor has spread to the residential side, with the number of apartments sold and closing price per square foot soaring over the past few years. The momentum shows no sign of slowing down: A short time after 222 East Broadway teased an impending sales launch, there are indications from boutique condominium 66 Clinton Street that its own sales launch may yet be on the horizon as well.
An approved offering plan lists a $32.85 million sellout and indicates that the 12 units will comprise six one-bedrooms, five two-bedrooms, and a three-bedroom penthouse with a private terrace. Prices are expected to start at $1.825 million for one-beds, $2.59 million for two-beds, and $6.995 million for the penthouse.

Renderings by C3D Architecture depict an understated building with a graceful brick façade, tall windows, and setback terraces that altogether appear highly congruent with their neighbors in terms of height and aesthetic. The building rose on the former site of youth organization New Life of New York City; Vault Development Partners bought the building for $8.7 million in 2019 (per Acris), and the non-profit has since relocated to Alphabet City. Construction on the new building has topped out at eight stories high, and completion is estimated for the fourth quarter of 2022.
Permits indicate that there will be no more than two units per floor. Details on the interiors are not yet available, but renderings from the developer show open layouts, open kitchens with center islands and integrated appliances, and primary baths with free-standing tubs and glass-enclosed showers. Amenities will include a gym, lounge, roof deck, storage, bike room, and elevator.
66 Clinton Street is located just off Rivington Street near local favorites like Clinton Street Baking Company, Birria LES, The Delancey, and Donnybrook, to name just a few. The culinary and cultural offerings of the Essex Crossing mega-development, not to mention the Delancey Street subway stop, are a few blocks away. Families will appreciate the building’s close proximity to area schools like PS 142 and Lower East Side Preparatory High School.
66 Clinton is also located next door to 50 Clinton Street, a recent boutique condominium that rose on the former site of the critically acclaimed WD-50; the one availability is a two-bedroom for $2.2 million, and closings come to an average price of $1,735 per square foot. It is also around the corner from 150 Rivington Street, the glassy condominium that rose on the former site of Streit's Matzo Factory and ushered in a new age of architecturally adventurous Lower East Side condominiums. Among the latest entrants is 208 Delancey Street, a condominium with curved corners, an emphasis on outdoor space, and availabilities ranging from $690K for a studio to $2.665 million for a two-bedroom penthouse with a private roof deck and two private balconies.
