As Climate Week NYC comes to a close, we remain keenly aware that buildings are the city's largest contributor of greenhouse gases, accounting for 66% of all air emissions as per a 2017 city study. One sure-fire way to stay 'greener' is to reside in an environmentally-conscious, energy-efficient building. In lower Manhattan, developer Trinity Place Holdings is erecting 77 Greenwich Street, a condo tower aiming for LEED Silver certification. Construction topped out at 42 stories in May, and the concrete and pleated glass curtain wall designed by FXCollaborative is steadily progressing upward.

77 Greenwich's 90 apartments start nearly 150 feet above street level on the 15th floor to make the most of unobstructed city and river views. Recently the team unveiled the model home featuring sedate interiors by Deborah Berke Partners. The homes will feature ceilings over 10 feet high, white oak flooring, and incredible natural light streaming in from unobstructed views from the south and west for many units. Poliform kitchens are equipped with honed Blue de Savoie marble counters and backsplashes as well as state-of-the-art appliances from top brands. All bedrooms have luxurious en suite baths, and the master suites are distinguished by incredible closet space and baths with radiant heated marble floors and quarter sawn sycamore millwork.

When a soaring, glassy new condominium rises almost anywhere in New York, it is often the first instinct of longtime residents to complain about what a blight it is on the neighborhood. However, the construction of 77 Greenwich also includes the preservation and restoration of Robert and Anne Dickey House, a Federal-style New York City landmark that dates back to 1810. This will be incorporated into a new, much-appreciated elementary school planned for the base of the building.
Directly across the street, Elizabeth H. Berger Plaza is taking shape. Named for a beloved neighborhood leader, it will close the gap between two smaller parks to create one large plaza with a lawn, raised berms, seating, and paved pathways. It is taking shape where the “Little Syria” neighborhood once stood, and public artwork will commemorate this history. Construction began in April, and completion is estimated for 2020.
