A development plan for the lot next door to St. Michael's Church is finally coming to fruition.
Construction has begun on a 15-story, 34-unit mixed-use building at 814 Amsterdam Avenue, a site that developers have had their eyes on since the early 2000s. Permits for the property, which is owned by the church, were filed by Veracity Equities in July last year, and a rendering by SRA Architecture and Engineering can be seen on-site. The developer and architects have previously worked together on another condo project, the newly-built 66 North Third Street.
The rendering depicts an understated two-toned facade with a setback on the seventh floor. There will be retail space on the ground level and four levels of a community facility. Residences – likely condos – will start on the fifth floor with six units per floor to start, two units per floor on the ninth through eleventh floors, and full-floor residences on the top four floors. So far, amenities are set to include an exterior terrace on the ninth floor and a cellar-level bike room. Completion is expected in late October of 2019.

The new building is going up between West 99th and 100th Streets in an especially robust section of the Upper West Side. A new Trader Joe's location opened in the base of 100 West Condos earlier this spring. A few blocks away, a troubled SRO has been razed to make way for Dahlia, a 20-story tower with a design by CetraRuddy and a $136 million sellout.
An offering plan has not yet been filed for 814 Amsterdam Avenue, but Broadway Corridor may offer some clues: Per CityRealty data, the current median price for condos in the area ranges from $1.065M for a one-bedroom and $4.499M for a three-bedroom.
