Between a 2021 rezoning, a version of 421a tax benefits being applied to new buildings, and a borough-wide boutique condo building boom, the past few years have been a busy time for Gowanus. The latest entrant is 96 16th Street, a four-story boutique condominium where sales are underway on the four units inside. The three listed availabilities include a full-floor two-bedroom for $1.385 million, a two-bedroom penthouse for $1.595 million, and a one-bedroom garden maisonette for $1.95 million.
When 96 16th Street was still on the drawing board in the mid-2010s, architect Jorge Mastropietro said, “We tried to anticipate what the neighborhood would be like in five years while attempting to respect the current neighborhood.” The result is an attractive wood-framed building with oversized windows. Originally planned as a Passive House, it includes such eco-friendly design features as triple-glazed windows and mechanical sun shades to help keep the apartments cool in the summer. The first renderings were revealed in 2015, but difficulties at the site and the pandemic significantly slowed the process.
