Renderings for this energy-efficient Gowanus condominium at 96 16th Street were first revealed back in 2015 and well, nearly three years later the structure is finally three stories high, two stories shy of its full height. The delay was likely due to a number of violations with the Department of Buildings, which cited hazardous conditions. With its exterior nowhere near being done, it's possible we won't see sales launched for the building until much later this year.
On the attractive wood frame design, Soho-based Jorge Mastropietro Architects (JMA) said, “We tried to anticipate what the neighborhood would be like in five years while attempting to respect the current neighborhood." Gowanus is a particularly tricky area to design in, mostly because of its industrial buildings, but it has seen some new rental and condo developments in recent years (see 237 11th Street & 365 Bond Street). Another issue, Mastropietro adds, is the threat of gentrification, which makes residents resistant to new construction – especially condos.

Permits call for 5,074 square feet of residential space, which translates to nearly 1,300 square feet of space for each unit. Speaking of, there will be four units, including a duplex on the cellar and first level and a penthouse duplex on fourth and fifth floors.
As for those energy-efficient features, the building (which was originally planned as a passive house) will have triple-glazed windows and mechanical sunshades to prevent the apartments from getting too hot in the summer.
