Just as an Upper West Side building boomlet brought an influx of buildings to make the most of proximity to the 72nd Street subway lines, 96th Street is seeing a wave of new construction as well. Earlier this summer, construction topped out at 15 West 96th Street, just off Central Park and the B/C trains. A few blocks west, work is underway at 266 West 96th Street, where Community Board 7 gave unanimous approval for a 23-story building with a masonry-inspired facade and senior and mixed-use housing units. And between the two and directly across the street from the express and local 1/2/3 trains, sales have launched at 96+Broadway, the new 23-story building at 250 West 96th Street.
Current availabilities start at $1.395 million for one-bedrooms, $2.635 million for two-bedrooms, $3.535 million for three-bedrooms, $5.15 million for four-bedrooms, and $4.95 million for five-bedrooms. Closings are estimated to commence in late 2022.

“Guided by the experience of living in New York, we wanted to develop a building which meets future residents’ needs while adding to and improving on the rich history and environment of the neighborhood” – Van Nguyen, JVP Management
JVP Development was at the helm of the building, and executive Van Nguyen has already announced his intention to move in once it is complete. The design by Thomas Juul-Hansen pays homage to limestone Beaux-Arts buildings with a Jura gray limestone facade imported from Germany’s Franken-Schotter quarry, which is known for its sustainable practices. It is further distinguished by the loft-like windows and staggered terraces, which result in abundant light for all residences and private outdoor space in select units.
96+Broadway is in a prime Upper West Side location between Riverside Park and Central Park. The building rose on the former site of a Gristedes supermarket, but is hardly located in a food desert — Trader Joe's and Whole Foods are a short walk away, as are a host of popular restaurants. Parents will appreciate its close proximity to top local schools, and nearby cultural institutions include Symphony Space, the American Museum of Natural History, and the forthcoming new home of the Children's Museum of Manhattan.
Thomas Juul-Hansen designed the interiors with organic materials throughout, and to feature:
- Open-plan living rooms
- 7.5-inch European white oak flooring
- Kitchens with Italian-crafted oak cabinetry, quartzite slab countertops and islands, and Sub-Zero and Wolf appliances
- Marble-clad primary baths with heated flooring and Waterworks soaking tub and fittings
- In-unit washer/dryer
Residential amenities at 96+Broadway include:
- An attended lobby with 20-foot ceilings, oversized windows, a Silver Travertine welcome desk, and access to a ground-level courtyard
- A basement-level 75-foot saltwater lap pool with lounge seating, hot tub, and sunken terrace access
- A fully equipped fitness center with adjacent Pilates studio and sunken terrace access
- A sauna and steam room
- A regulation squash court with retractable basketball hoop
- A music practice room with baby grand piano, guitars, keyboard, and electronic drum set
- A well-thought children’s playroom
- An entertainment lounge
- A rooftop terrace with an outdoor cinema, two Wolf BBQ stations, multiple lounging and dining areas, and sweeping views of the Manhattan skyline and the Hudson River
