Just off High Line, near the corner of Tenth Avenue and West 19th Street, a ten-floor condo has quietly sprouted and is being covered in an interesting alabaster-colored facade with vertical fins and canted shelves. Named ABI Chelsea, the venture is the first U.S. project by Al Amir Holdings, a Lebanon-based firm run and managed by brothers Youssef, Karim, Raed and Maher Abillama. The developer's website says sales will be launching soon on its ten condominium residences and an approved offering plan show the total sellout is projected at $77.46 million.
Addressed at 455 West 19th Street, the development replaces a one-story warehouse that Al Amir acquired in early 2014 for $22.5 million per city records. The site has a 50-foot frontage on 19th street and has clear views across Tenth Avenue to the High Line. According to permits, the architect of record is Cary Paik of Paik Architecture, and the Lebanon-based firm of Raed Abillama Architects also involved in the design. Renderings show a street facade of vertical fins and picture windows on one sde, juxtaposed by full-height windows with canted spandrel areas. The bifurcated design sets back on the fifth and sixth floors, and the rear façade has balconies overlooking a courtyard.
ABI Chelsea will host 10 residences. There will be two duplexes including a penthouse triplex with its own rooftop terrace and swimming pool. The ground-floor will hold a 5,000-square-foot commercial space that will likely be an art gallery. Renderings show the interiors will be thoroughly modern with wide-plank wood flooring, marble baths, and terraces finished with raw concrete and other subdued materials.
Construction is still in full-swing and the building has reached its final height. Down the street, Six Sigma with Pei Partnership is converting and adding onto a warehouse building at 455 West 19th Street. Also, at the southwestern corner of Tenth Avenue and 19th Street, work is in full swing for a two-towered condo being developed by Related Companies and designed by Heatherwick Studio.
