In addition to its status as the tallest building on the Upper West Side, 200 Amsterdam Avenue can also claim to be the neighborhood’s most controversial. Local activists and elected officials alike have objected to the “gerrymandered” assemblage of zoning lots that allowed the 668-foot, 51-story building to take shape.
In spite of everything, though, co-developers SJP Properties and Mitsui Fudosan America are undaunted. Construction reached the top floor last week, and the topping out is imminent. Sales of the 112 one- to five-bedroom apartments, which include eight full-floor residences and the two penthouses, are expected to launch in September. An offering plan with an $868 million sellout was accepted, and prices will range from $2.625 million for a one-bedroom to roughly $40 million for each of two duplex penthouses.

PH49/50 also has 651 square feet of private outdoor space, and PH51/52 has 283 square feet of private outdoor space. Residents can expect panoramic views of the Hudson River, Central Park, the George Washington Bridge, and the Manhattan skyline. Inside, both levels are connected by a private internal elevator and a grand double-height staircase. The living rooms and master bedrooms will have stone fireplaces and wet bars.

Details on the penthouses come as the building faces its latest legal challenges. The Board of Standards and Appeals (BSA) conducted a court-ordered evaluation in June and approved 200 Amsterdam Avenue for the second time. However, at the end of July, the Municipal Art Society filed an Article 78 petition against the project, stating that the BSA failed to reexamine the case in accordance with the zoning resolution.
