Over the past few decades, downtown neighborhoods like Soho and Tribeca have become synonymous with industrial warehouses converted to luxury residences. But Archive Lofts, an art warehouse turned condominium, is located at 305 East 61st Street on the Upper East Side. Sales have just launched on the new apartments with a one-bedroom asking $1,510,000 and two-bedrooms starting at $2,050,000. Among the two-bedrooms is one of four penthouse units with private keyed elevator access and private terraces; this is listed for $3,500,000. Another penthouse is located in the building’s copper mansard roof, but has not yet come on the market.
Archive Lofts marks another collaboration between Forkosh Development Group and C3D Architecture – their other projects include Hillrose28 in Kips Bay and Theater House in Murray Hill. During the conversion to residential, Archive Lofts received a redesigned Indiana limestone facade and a new roof. This classic design stands in stark contrast to next-door neighbor The Clare, which architecture critic Carter Horsley has described as “an elegant, post-post-modern style of asymmetry and a sexy smorgasbord of thin and tall windows.”
