Fresh off Naftali Group’s success at Upper East Side buildings The Benson (where chairman and CEO Miki Naftali recently bought a penthouse) and The Bellemont (where a custom quadruplex penthouse set a new Upper East Side price record), the developer has turned its attention to the opposite side of Central Park with 211 West 84th Street. Naftali Group purchased an assemblage of properties at 207-221 West 84th Street for $71 million and filed permits for an 18-story, 45-unit condominium with 17 parking spaces in spring 2022.

The farmhouse where Edgar Allan Poe wrote “The Raven” once stood on the site, but that had nothing to do with the project’s delay. Rather, a lone tenant at 215 West 84th Street, part of the assemblage, refused to leave his apartment. Naftali Group accused the tenant of delaying construction of the new building and filed demolition permits; the tenant in turn accused the developer of harassing him, citing measures like cutting off his electricity and hot water. In August 2022, a judge allowed the tenant to stay, saying that under the rules of the state’s emergency rental assistance program, he could not be evicted until a decision was made on his application. But earlier this week, Crain’s New York Business announced that the developer had settled, the tenant received enough money to purchase a home, and the project can proceed in earnest.
The new development is taking shape at a time when the appeal of the Upper West Side shows no sign of diminishing. The landmarked cooperatives lining Central Park West remain highly coveted. Art collector Hester Diamond’s apartment at The Eldorado is in contract with a $14.995 million ask; apartments at The Beresford ranked among Manhattan’s top sales for two weeks in a row this spring; and public records indicate that film editor John Lyons and his wife, pharmaceutical executive Susannah Gray, sold their apartment in The San Remo for $7 million.
Meanwhile, a condo boomlet is underway in stretches of the neighborhood with less stringent zoning requirements. The buildings are proving popular – a penthouse at The Westly set a new price record, and a penthouse at 200 Amsterdam Avenue made a memorable appearance on Succession. There is no estimate on when the new building at 211 West 84th Street will be completed; but for those who don’t want to wait that long, we present a selection of Upper West Side listings available for immediate occupancy.
