The commencement of closings marks the latest chapter in the saga of The Wales, which dates back to the early 20th century when the Neo-Renaissance building opened as the Hotel Chastaignery. The name changed multiple times over the hotel’s history before it became Hotel Wales. Developer Adellco purchased the building for $56.25 million in December 2018 and filed permits to convert it to residential use shortly after the sale closed.
Owing to The Wales’ address in the Expanded Carnegie Hill Historic District, the conversion could not take place without the approval of the Landmarks Preservation Commission (“Landmarks”). The hearing was one of the first to take place over Zoom when Landmarks pivoted to virtual proceedings at the height of the pandemic; while commissioners called for modifications to the size of the cornice and the rooftop penthouse addition, positive sentiment largely prevailed. During the conversion of the interiors and the construction of the penthouse, the prewar facade was restored to its original glory.
