Plans for a new building at 27-20 42nd Road in Long Island City date back to mid-2020, when demolition permits were filed for the two-story house formerly on the site and permits for a new building were filed a short time later. The pandemic-induced pause on non-essential construction delayed the process from there, but the building dubbed Athena LIC is getting ready for a spring sales launch.

An offering plan submitted in January 2023 and accepted in December 2023 listed an initial sellout of $38.425 million, but that number has been adjusted to nearly $71 million since then. According to a teaser site, availabilities are expected to start at $690K for studios, $840K for one-bedrooms, $1.2 million for two-bedrooms, and $2.48 million for three-bedrooms.
The nine-story building by Ismael Leyva Architects is distinguished by its 125-foot height and glass curtain wall that naturally allows for incredible natural light in all units. It is located on a bustling corner in Long Island City, but the facade has been treated to reduce noise and allow for strong energy efficiency.

All 51 units come equipped with such high-tech features as Latch smart access, smart thermostats, Wifi-enabled appliances, and smart outlets and switches. Interiors boast ceilings up to 11 feet high, walnut wood flooring, generous closet space, and in-unit laundry. Athena LIC is the latest building to come to market, but local development shows no sign of slowing down. It is directly next door to a new 27-unit rental, and a report quoted in Curbed found that the surrounding Long Island City neighborhood has more new construction than anywhere else in the country. The report also found that Long Island City’s population grew by 40% between 2010 and 2020; while some residents appreciate the easy commute to Manhattan, others are drawn to the convenient access to other parts of Queens.
