Earlier this week, Five Points Development via Dezeen unveiled renderings of 262 Fifth Avenue, a 1,001-foot-tall skyscraper planned for the corner of Fifth Avenue and 29th Street in NoMad. The tower will be the first from the newly-formed development company led by Israeli-billionaire Boris Kuzinez. The three-building site was quietly assembled over the last two years and building permits filed in September detailing a 54-floor residential tower with SLCE as the executive architects.
According to the recent press release, Moscow-based, Meganom, are the tower’s design architects. Released renderings show an unapologetically modern building sheathed in aluminum and glass. The high-ceilinged residential floors will have open window walls to the south and north, and will have an east-facing wall perforated by wide porthole windows. The residences will be flanked by a windowless core to the west and a dramatic arched metal frame will crown the building and enclose a communal observation deck.

The tower’s design will include several “firsts”, says the development team. The north and south exposures of the apartments will have three 15-foot wide panes of floor-to-ceiling window walls to enjoy “uninhibited panoramic views of the city and beyond.” Additionally, the building’s form is inspired by a unique structural system that separates the building’s functioning core from its living spaces resulting in “expansive, unobstructed, column-free and customizable full-floor residences”
If the tower tops out prior to JDS/ShoP’s Two Bridges project, it will be the tallest in Manhattan between Midtown and the Financial District, just eclipsing Tribeca’s 30 Park Place.
Residences will have front and center views of the Empire State Building which stands just 4 blocks north of the project. Sadly, some of the majestic street-level views of the ESB will be blocked by the new tower — the price we pay for living in a dynamic city I suppose.
Demolition has already begun at the site which presently holds two significantly-altered pre-war buildings and a 12-story limestone building at 260 Fifth Avenue will be integrated into the project. Across 29th Street is the landmarked Marble Collegiate Church, who recently sold their air rights to Ziel Feldman’s HFZ Capital who will build a condo tower designed by Safdie Architects.
The tower will be Meganom’s first venture in the city. Founded in 1988, the office is led by Yury Grigoyan and co-founder Ilya Kuleshov, with Elena Uglovskaya and Artem Staborovsky. Recent work includes a complex of sculptural residential towers named Kauchuk and a new “mountain like” retail building named Tsvetnoy.
