Owing to businesses and government offices being closed due to the Christmas holiday in the middle of the week on December 25, the number of sales recorded in Manhattan on the fourth full week of December 2024 couldn't help but dip week over week. However, high-priced sales at the city's newest luxury supertalls as well as prestigious cooperatives were nevertheless recorded during this time.
The highest-priced sale of the week took place in New York's highest residential building: Residence #120 at Central Park Tower closed for $45,427,625. The buyer conducted the transaction through an LLC, and The Real Deal noted that it was in the care of a Hong Kong-registered investment fund. Located on one of the uppermost levels of the Billionaires' Row supertall, this full-floor home looks out on panoramic views of Central Park and the Manhattan skyline from the living and entertaining areas, and the primary suite at the opposite end overlooks the Hudson River.
Residence #120 came in at 1.85 times the price of the second-highest sale of the week, but the closing price represents a 30 percent reduction from the initial listing price of $65 million. This is not an anomaly: While Central Park Tower regularly commands the highest-priced sales in New York, and was briefly home to the most expensive sale of 2024 until it was dethroned a short time later, closings in the building come in under ask more often than not.
A little further down Billionaires' Row, a similar trend is playing out at 111 West 57th Street: Residence #68 ultimately closed for $17,500,000, nearly 14 percent below the $20.25 million asking price when it entered contract in November 2024, and just over half the initial listing price of $30 million when it hit the market in March 2020. However, this was still good enough for the high-floor Tower Residence to rank as the fourth-highest sale of the week.
The week's top Downtown sale and third-highest overall took place at One High Line, where Penthouse #34B closed for $23,990,094. The four-bedroom, four and a half-bath penthouse was among $30,115,094 recorded across two sales at One High Line last week, and both units were located in the all-residential West Tower, the taller of the two towers comprising the development and the tallest building in its West Chelsea neighborhood. Both towers are uniquely tilted to make the most of views of the Manhattan skyline and the Hudson River.
On the Upper East Side, two units in prestigious cooperatives ranked among Manhattan's five highest-priced sales. The week's top co-op sale and second-highest overall was for the ninth floor of 927 Fifth Avenue, which closed for $24,500,000. The full-floor apartment facing Central Park was once owned by celebrity jeweler Harry Winston, and was listed for $39.5 million in November 2018. The price slowly but steadily decreased over time, and ultimately entered contract with an asking price of $25.95 million in August 2024. The buyer made the purchase with an LLC.
About ten blocks south at The Verona, Residence #8NE rounded out the top five sales of the week at $8,994,000 in what appears to have been an off-market transaction. The seller is listed as advertising executive/philanthropist Bruce Crawford as the executor of his wife Christine Crawford's estate. They were in esteemed company at The Verona; notable residents have included actors Samuel L. Jackson and LaTanya Richardson, media executive Jeff Zucker, and socialite Nancy "Slim" Keith.
