Sales officially began at the Robert A.M. Stern-designed condo Two Fifty West 81st Street in late February of this year, and now 25 of the building’s 31 units are in contract. The average asking price of the building’s listings is $2,973/ft2 and the developers, Alchemy Properties and the Carlyle Group, are aiming for a total sell-out of $238.2 million, according to the latest documents filed with the state’s attorney general’s office.
Asking prices in the building are well above the neighborhood average for the Upper West Side. So far this year, the average price of closed condo sales on the Upper West Side is $1,769/ft2. In One West End, the best-selling new development in the neighborhood—and all of Manhattan so far in 2018—the average price/ft2 has been $2,064.
The building, which sports the classic limestone façade synonymous with Stern’s designs, has 6,000 square feet of amenities, including a professional music studio, a fitness center, and a rooftop terrace. All of the units are generously proportioned, ranging from 1,571 square feet for two-bedroom apartments up to 4,237 square feet for the largest, four-bedroom penthouse, which entered into contract with an asking price of $16 million.
The only unit in the building currently on the market that is not in contract, #5B, is a 1,571/ft2 two-bedroom asking $3.925 million. The condo is expected to be complete early next year.
