Not all factory-to-residential conversions boast a rich history, but fortunately for ASH NYC, their latest transformation at 336 Himrod Street in Bushwick does. The former factory, originally Dannenhoffer Opalescent Glassworks, was founded by German immigrant John Dannenhoffer around 1888, who opened it after experimenting with the production of opalescent glass, which is used to create stained and decorative glass. The business proved to be lucrative up until the 1920s when the factory was then adapted for other industrial uses. Legacy owner of the factory, Martin Lomazow, is working with ASH NYC to preserve its original identity.
Now dubbed "Glassworks Bushwick," the mixed-use building weaves modern-day functionality into a historic space. A rendering of what is currently being constructed has been released, with the original factory name still etched on the facade. And it looks like it's getting quite the upgrade. Three buildings, only one of which is entirely new, will make up the project.
In total, Glassworks will have 63 apartments for rent, ranging from studios to three-bedrooms, along with penthouses. According to their newly-debuted teaser site, one-bedrooms will start at $2,500/month, two-bedrooms at $3,100, and three-bedrooms at $3,800. Leasing is expected to begin January 2018.
Apartments will feature high ceilings, white oak flooring, custom kitchen and baths, stainless steel appliances, slate countertops, central AC, and plenty of natural light. All of the units will come with some sort of outdoor space.
The new development's amenities are certainly embracing the Bushwick's trend of opening up shared workspaces and artists studios by featuring community workspaces and private study rooms. Other amenities will include a fitness room, indoor bike parking, on-site laundry, garage parking, and a public roof deck and yard designed by Brooklyn Grange.
