A forthcoming mixed-use rental development in Brooklyn's Prospect Lefferts Gardens neighborhood now has a designer - the renowned architecture and interior design firm CetraRuddy. The 225,000 square-foot project at 350 Clarkson Avenue replaces a stretch of low-rise commercial buildings between Nostrand Avenue and New York Avenue, an area only five blocks from the borough's flagship greenspace, Prospect Park. Hudson Companies is the developer and plans include an 8-story structure with 250 market rate rental apartments and 6,000 square feet of ground floor retail.

Rental leasing isn't expected to launch until early 2019 but several interior details have been released. Apartments will be modern with sophisticated finishes and will have oversized windows, hardwood floors, stainless steel appliances, and some will also have private outdoor space. There will be an attended lobby and a rooftop terrace along with a gym & yoga room, a children's play room, a lounge & game room, a private screening room and also a garden.

The first phase of the project, 310 Clarkson, is on an adjacent lot and when complete, the two buildings will occupy the full south side of block between Nostrand and New York Avenues - bringing more than 400 apartments to the area.

Completion of 310 Clarkson is approaching and according to Hudson Companies' website, it will wrap-up this spring and leasing will launch in summer 2017. Also 8-stories, 310 Clarkson is the smaller of the two buildings and will have 165,000 square feet of space, split between 170 market rate rental apartments and 8,000 square feet of retail. Jonathan Kirschenfeld Architects is the designer and crafted a block and plank structure with a recessed window-wall at the corner of Nostrand and Clarkson Avenues. Apartments will have up to three bedrooms with a similar suite of amenities for residents. Both 310 Clarkson Avenue and 350 Clarkson Avenue are expected to meet Energy Star, NYSERDA and LEED Silver certifications.
Prospect Lefferts Gardens comprises a portion of Brooklyn's Flatbush neighborhood bordering Crown Heights. The area has a rich history and includes the Lefferts Manor Historic District which was designated a landmark district in 1979.
