Now of drinking age, The Twenty1 has pulled back its construction netting to reveal an elegant facade of stone, full-height windows, and bronze accents. Officially addressed at 117 West 21st Street in Chelsea, the building stands among a stately row of mid-rises between Sixth and Seventh avenues, and is adjacent to the Adams & Co. building where Trader Joe’s occupies the ground floor. Twenty1 shares its blockfront with three relatively new developments: Casa, Chelsea Green, and Indigo. Its exterior, designed by GRADE Architecture, masterfully walks the fine line between tradition and contemporary chicness, and in its discreetness, is undoubtedly the most tasteful addition to the block.
The 12-floor project, has brought to life by the Amirian Group, whose other Manhattan condos include the recently topped out Thirteen East + West and 540 West. The venture replaces a 4-floor commercial building that the team purchased in 2015 for $28.5 million. Initial plans were to rehab the pre-existing building and add floors above, but Amirian told The Real Deal last summer that they decided to start from scratch to speed up construction.

The Twenty1 will bring online nine full-floor condos, of which two remain available today. They are a nearly 5,000-ft² duplex penthouse priced at $10 million and a 2,878 ft² third-floor residence priced at $5 million. GRADE is also handling the interior design. They carry the aesthetic rigor of façade inside by utilizing rich materials, such as limestone, bronze, and wood.
Per the marketing materials, the units feature private outdoor spaces, direct keyed elevator access, floor-to-ceiling windows and wide-plank white oak flooring. The floor-through layouts are open with large great rooms facing the street and bedrooms overlooking a rear courtyard. The one available Penthouse B features a 28’ × 22’ great room with an adjacent 12’ x 8’ open dining room and similarly-sized terrace. The first level of the penthouse has a family room, kitchen, and breakfast par facing the rear yard while its second level is entirely devoted to its four bedrooms.
Chef's kitchens have limestone tiled floors, custom stained eucalyptus cabinetry, soft white glass cabinets with champagne bronze frames. Also present is a top-shelf Miele appliance package comprised of 2 integrated refrigerators, a 5-burner gas range and hood, and integrated dishwasher. Master baths have stained oak vanities with double integrated sinks, slab quartzite counters and flooring, and a Vivo soaking tub.
Shared amenities include a 24-hour doorman, a private garage, and a rooftop terrace. Prices in the building average just under $2,000 a foot, in line with Chelsea’s $1,911/ft² closing condo average recorded this month, and less than the $2,086/ft² recorded for new development condos in Manhattan.
