Harlem's sleek new condo development named Circa Central Park is making its way to the construction finish line. The 11-story building developed by Artimus Construction contains 38 market rate units with one to five bedrooms, and two penthouses that each span more than 2,700 square feet. Hugging the northeast corner of Frederick Douglass Circle at the intersection of Central Park North, Circa's design by FXFowle Architects is both respectful to its context and also provides an optimistic, refreshing outlook for the storied neighborhood.
The south-facing façade fronts the circle and Central Park, and is largely clad with floor-to-ceiling windows. The building is aiming for LEED Silver certification and to minimize solar heat gain, FXFowle employed a brise soleil system of horizontal louvers and vertical fins to reduce the amount of direct sunlight permeating the interior. Besides the fins' functionality, the designers highlighted them with bright colors, further adding dynamism and depth of the swooping elevation.

When sales at Circa first launched, pricing started in the $965,000 to $970,000 range. All one- and two-bedrooms are in-contract and just seven apartments remain on the market, including one of the two penthouses priced at $4,335,750. The priciest remaining unit however, is Apartment 9A listed for $8.7 million. It's a 5-bedroom spread with a private 739-square-foot terrace overlooking Central Park. For comparison, there are 148 condos for sale in Harlem according to CityRealty data, with a current median price of $965,500 averaging to a price per square foot of $1,128.
