May 23rd marked the completion of 121 East 22nd Street, an 18-story, 133-unit Gramercy condominium developed by Toll Brothers City Living and Gemdale USA. The building, designed by Shohei Shigematsu of OMA New York, is the firm's first ground-up project in a city that, 41 years ago, inspired OMA founder Rem Koolhaas to publish “Delirious New York,” a “retroactive manifesto” that ranks among the most influential works of architectural theory of the twentieth century.

Closings began in February 2019 at the chiseled condominium at an average of $2,049 per square foot. At a time when many of the city's new development condos are reporting closings below their listed prices, 121 E 22nd stands out for having 24 of its 32 recorded sales coming in marginally above their sticker prices.

Sales got off to a brisk start, and remaining availabilities range from $1.31 million for a studio to $9.5 million for a three-bedroom penthouse with a spectacular private roof terrace. At an average price of $2,394 per square foot, 121 E 22nd comes in well above the Gramercy average of $1,685 per square foot.

The city’s zoning code drove the architects to conform to conventional structural massing, yet did not deter them from crafting a diverse array of apartment layouts ranging from studios to five-bedrooms. In any floor plan, broad square windows channel abundant natural light in. Time-tested touches like Gaggenau appliances, polished quartz countertops, and acid-etched, back-painted glass cabinetry with custom millwork interiors, temper the minimalist geometries of the kitchens.
