The year 2020 has barely begun, yet new condos are already arriving on Long Island City’s red-hot real estate market. This week marks the sales launch for Eleven28, a newly-built condominium at 11-28 31st Drive where Long Island City meets Astoria. The slender, six-story structure counts just nine units, allowing for intimate living with just one to two apartments per floor.
The elevator-equipped building offers one-bedroom units starting at $645K, while a three-bedroom, two-bathroom apartment is available for $1.315 million. The building’s average of $1,070 per square foot is well below Long Island City’s condo median of $1,340/sq ft and somewhat on par with Astoria rates. Still, the prices are surprisingly affordable given the building’s location.
Eleven28 straddles the nebulous boundary between Long Island City and Astoria (arguing about where the border runs is a common pastime among local old-timers) and benefits from proximity to both, with Long Island City’s ample up-and-coming attractions and Astoria’s well-established shopping, dining, and nightlife districts at Broadway and Steinway, accessible via a five-minute walk. The Broadway stop of the W train, located 15 minutes away on foot (or quicker via the Q104 bus), puts Midtown Manhattan within a four-station commute.
Most pleasantly, the Socrates Sculpture Park sits almost next door, less than half a block to the west. The East River waterfront park is a favorite local hangout and a popular summertime festival venue. Eleven28’s bike storage comes in handy for the adjacent bike lane on Vernon Boulevard, which along the waterfront to the green promenade at Hunter’s Point and beyond. Closer at hand, residents may enjoy the outdoors on the shared rooftop terrace or on balconies that feature in most apartments.
In tune with Long Island City and Astoria, the surrounding blocks are seeing a recent surge of construction activity. Vernon Tower, an eight-story, 108-unit rental was completed just around the corner in 2018.
