Following its success at 540West, 21 Powers Street and the Brooklyn Grand, the award-winning, Brooklyn-based Meshberg Group has taken on its first uptown project at 310 West 113th Street. A recent site visit shows that construction of the eight-story condominium has begun. The beautiful brownstones formerly onsite have been demolished, and crews are working on the building's foundation.
The 26,000-square-foot project designed by Issac & Stern Architects resembles a typical brownstone on steroids. The first six floors are faced with a contextual brown brick, large multi-paned windows and a cornice. Above are two setback penthouse floors and a stair bulkhead that mimic a modern rooftop addition.

As first reported by YIMBY, permit filings show that there will be no more than two apartments per floor. The two uppermost levels will each hold a single apartment and a duplex penthouse. Amenities will include private residential storage space, laundry facilities, and a rooftop terrace. It is a short walk from both Central Park and Morningside Park.
310 West 113th Street is rising in a thriving area near Central Park, Morningside Park, and the Cathedral Park subway. Earlier this week, we revealed a first look at the nearby 145 Central Park North. A few blocks away, listed condos at the eye-catching Circa Central Park have an average of $2,149 per square foot. According to CityRealty data, Harlem's median condo price is $720K.
