Developers are placing their bets on Southern Brooklyn. The area, made up of the borough's southern waterfront communities, will soon see its tallest tower at 532 Neptune Avenue - a 446-foot-tall mixed-use residential structure. Developer Cammeby's International is behind the 42-story, 576-unit rental, called "Neptune/Sixth," and S9 Architecture is responsible for the sleek golden design. Until the new project is complete, Southern Brooklyn's tallest tower is still Avalon Brooklyn Bay in Sheepshead Bay.
Neptune/Sixth is a large development consisting of three phases of construction and two addresses in Coney Island. The first is the 7-story commercial/retail building at 626 Sheepshead Bay Road, which is now nearly complete, according to aerial photos taken by Net Power Electric.
Next up is the 1-story base building at 532 Neptune Avenue, which is on its way to fully replace the Trump Village Shopping Center. Demolition and construction have started for the base and completion is expected in a year (they are still relocating tenants). It will hold 24 retail spaces, a residential lobby, laundry facility, a bike room, and the first floor of a multi-level parking garage. In total, the development will hold a whopping 931 parking spaces, some of which will be attended. The Commercial Observer reported late last year that CVS, one of the current Trump Village tenants, had signed a new 11,300-square-foot lease at the same site and will continue to operate there until construction on the new store is complete.
The last phase of the project will be the golden superstructure that will sit atop the 1-story base. And while southern Brooklyners were against the relocation of their beloved DII department store, they were more outraged over the Manhattan-sized building proposed for their neighborhood, which had become a retirement community. Amends seem to have been made with the department store - which is set to relocate to 626 Sheepshead Bay Road - but it looks like the developer isn't budging on the tower height. In fact, the building has gained an extra two stories since we last covered the development.
At least the rental building will bring a ton of amenities Southern Brooklyners are not typically accustomed to, including a ton of parking (amirite?), a pool, multi-purpose court, game room, lounge, children's playroom, fitness center, stroller storage, multiple outdoor roof terraces, workstations, and recreation rooms.
