A former printing district, the ever-evolving Hudson Square has been experiencing a boom of "affordable luxury" condos lately, from Greenwich West, which just celebrated its groundbreaking, to the neighborhood's latest, Toll Brothers' 77 Charlton Street (aka 82 King Street). News of the development first surfaced in March last year and construction has already begun at the site, according to photos snapped by CityRealty last week.
Similar to the nearby Extell-developed 70 Charlton, it will be a dual-towered development, but 77 Charlton will stand 15 stories. The current offering plan lists 161 units and shows Toll Bothers is aiming for a $323.5M sellout, which comes out to roughly $2M per apartment. And when you factor in the median price of condos in the surrounding neighborhoods – $3.9M in Greenwich Village, $4M in SoHo and $5.5M in Tribeca – 77 Charlton's prices are clearly more favorable.

The building will hold 2,810 of commercial space and 180,501 of residential space, so we can expect some generous layouts. Most of the luxury amenities will be situated on the cellar level and include a pool, lounge, fitness room, sauna, steam room, pet spa, and screening room. Other perks include a children's playroom, bike storage, an outdoor garden, and on-site courtesy cars. Many residences will offer private terraces.
S9 Architecture is behind the design. Signage posted on the construction fence shows the project should be wrapped up by November of 2020.
