Over a year after our last visit to 134-136 Houston Street, construction appears to be complete, and the facade looks like it is all the way up. Developer Rafi Enterprises purchased air rights from a neighboring building, and designer SWA Architecture used these to create a structure that towers over its neighbors. An “eating and drinking” establishment was promised in the plans, but it’s hard to imagine what can replace onetime neighborhood institution El Paso or compete with next-door neighbor Miss Lily’s.
The apartments on top have yet to come on the market, but it is not clear whether they will be condos or rentals. Either way, a spacious home on a centrally located Downtown block will command a high price: The median price of a Greenwich Village condo is $4.25M, and the median rent is $3,796/month (CityRealty data).

This West Houston Street blockfront was carved out of the South Village Historic District. Perhaps if it was part of it, the building would have a design more congruous with its immediate surroundings and the Greenwich Village environment on the whole. This sleek gray building is a sharp contrast to its red brick neighbors, and the dramatic setbacks and upper-level balconies create a jagged shape on the upper levels. By virtue of its 75’ height, a roof deck for residents will offer beautiful neighborhood views.
