In an interview about his new 11-story, 94-unit condominium at 196 Orchard Street, developer Ben Shaoul of Magnum Real Estate Group said, “The building had to be contemporary with a contextual nod.” Now as the glazed brick façade nears completion, we can debate whether the team has achieved this goal. The design by Ismael Leyva Architects is said to pay tribute to historic Lower East Side architecture. Hand-laid bricks in the façade are imported directly from Spain’s Costa Brava, and gold dust infused in the bricks will become more pronounced over time as it oxidizes in the air.

According to CityRealty data, its average price of $2,315 per square foot puts it well above the Lower East Side average of $1,947 per square foot.
