On the corner of Broome Street, construction has topped out on 111 Varick Street, a 27-story rental helmed by Madigan Development and designed by S9 Architecture. Its impressive height is already apparent, and its striking façade will go up next. The gridded fenestration pattern will make it a standout, as will its use of glass, steel, and precast concrete that nods to Hudson Square’s industrial history. Completion is estimated for next fall.

111 Varick Street is aiming for LEED Silver certification. It will have 1,667 square feet of ground-floor retail space and a total of 100 affordable and market-rate apartments on top. According to plans, all residents will have access to a lounge, bike room, automated parking garage, and outdoor “sky terrace.” A lottery has not yet been announced for the affordable units, and CityRealty listings show that the median rent for Soho is a whopping $4,900/month.
111 Varick Street is taking shape in an especially active part of Lower Manhattan. Not only is Google investing more than $1 billion in a new campus in the neighborhood, but this part of western Soho has evolved from an industrial neighborhood to a residential one in recent years. 111 Varick Street is right across the street from Pritzker Prize laureate Renzo Piano Workshop’s 565 Broome Soho. A few doors down, a condominium designed by Skidmore Owings & Merrill is taking shape at 570 Broome Street. And a few blocks away, another S9 Architecture design can be found at 77 Charlton Street.
