With every day of work that passes on Dahlia, a new Upper West Side condominium, the highly troubled SRO formerly on-site becomes an increasingly distant memory. Upon completion, the 19-story building will have a vibrant design by CetraRuddy, a community facility and non-commercial art gallery, and no more than three apartments per floor on the upper levels.
An offering plan filed with the city lists a $136 million sellout. To that end, a teaser site notes that prices for the 38 apartments are expected to start at $1.695 million for two-bedrooms, $2.845 million for three-bedrooms, $3.965 million for four-bedrooms, and $6.375 million for penthouses. While nevertheless quite high, this is a bargain compared to the neighborhood median of $2.145 million for two-bedrooms, $4.095 million for three-bedrooms, and $8.425 million for four-bedrooms and higher (CityRealty listings).

Indoor amenities will include a bike room, storage, fitness center and sauna, lounge, package room, on-site parking, children’s playroom, and common roof deck.
