Three years after the site’s $15 million purchase, a new condo tower at 287 East Houston Street is on the rise. The forthcoming 11-story building is being built by Vinci Partners and Hogg Holding and will bring 28 condo residences to the Lower East Side. Ascending from a mid-block site between Suffolk and Clinton streets, the project replaces a nondescript two-story building which was formerly used as a movie theater.
Aldo Andreoli’s AA Studio is responsible for the design with Jeffrey Cole serving as executive architects. A tripartite facade is jacketed by clean lines of stone and metal with slim floor-to-ceiling windows in between. A setback and a diagonal slash distinguish the upper floors.

Though marketing materials say the building is inspired by the Lower East Side's character, our architecture critic, Carter B. Horsley, likens the façade to Darth Vader saying the building represents the Star Wars antagonist arriving on the Lower East Side with all his dark magnificence. In his building review, Carter goes on further to say, “The overall visual effect of the façade dramatically conjures an image of a high-tech ammunition jacket whose bullets can surely induce dark chocolate fever or a Star Wars cloud burst”
Unlike the foreboding exterior, interiors are open and airy and benefit from East Houston’s extra wide street width. “Oversized windows transform the city into cinema, inviting a stream of natural light, says Andreoli. Homes are also finished with 10-foot ceilings, oak floors, and open white marble kitchens.
As of early May, there are 8 one- to two-bedroom units listed for sale in the building. One-bedrooms sized from 624 ft² are priced from $1.15M and 1,400 ft² two-bedrooms begin at $2.7 million. Construction is up to its seventh floor and delivery is scheduled for next year. Amenities will include a fitness center, bicycle room and residential storage.
