Many new constructs around the High Line sport audacious designs, whose swooshes and slashes awe (and sometimes puzzle) passersby visiting the elevated park. Only time will tell how well the boldest designs will age, but the efforts of developers and architects have certainly raised the bar for the city's architecture in recent years. With all-glass buildings increasingly seen as spartan and the term "starchitect" now almost taken as insulting, some designers and sponsors have taken a step back from the look-at-me trend, placing more emphasis on providing buildings that complement their surroundings and offer some level of sustainability and affordability. Countering the dropped-from-space aesthetic, designs have growingly turned to the city's established classical and industrial roots for inspiration.
One such ground-up project that forgoes the avant-garde is HxH Residences, a ten-story rental situated at 517 West 29th Street. Located on a site acquired by Churchill Real Estate Holdings in 2018, the building traded out the prior glass-and-metal facade commissioned by troubled developer SixSigma, for a staid and regimented skin of dark brick and factory-style windows instead. The new building is four floors shorter than the previous developer's design, and would appear to have taken some design cues from the six-story storage warehouse previously on-site.

Leasing is underway with current availabilities starting at $4,958/month for one-bedrooms, $6,850/month for two-bedrooms, and $16,324/month for a three-bedroom duplex penthouse with a private terrace. All prices are net effective to reflect up to two months free rent on a 17-month lease. According to CityRealty listings, this puts it roughly in line with the median rent of a Chelsea one-bedroom ($5,220/month) but well above the neighborhood median for two- and three-bedroom units ($7,600/month and $10,000/month, respectively).
Permits indicate that there are no more than eight units per floor, and the top two floors house four duplexes. Ben Hansen Architect designed HxH Residences both inside and out, and all units feature contemporary interiors with oversized windows, 6” white oak floors, high ceilings, central air, and full-sized LG washer/dryer with external ventilation. Kitchens come equipped with Arabescato Bluette marble countertops and backsplash, custom white lacquer cabinetry, and a full Miele appliance package. Bedrooms offer ample closet space, and baths are outfitted with honed Pelle Grigio marble floors and walls, glass-enclosed rain shower, custom vanity, wall-hung medicine cabinet, and Waterworks fixtures.
HxH Residences is in a prime West Chelsea location near Hudson River Park, the High Line, and the recently opened Little Island. But between the private outdoor garden with a barbecue area and the furnished roof deck, residents need not leave the building to enjoy outdoor space. Additional amenities include an attended lobby, a state-of-the-art fitness center, and a bike room; partially covered outdoor parking is available for purchase.
HxH Residences is located in excellent proximity to Hudson Yards, world-famous Chelsea galleries, and acclaimed restaurants. It is also located in the midst of a building boom on West 29th Street between Tenth and Eleventh Avenues, which came about in the wake of a 2005 rezoning. While this block has been especially condo-rich, some new rentals have gone up in the surrounding area in recent years. The Robert A.M. Stern-designed Abington House is located one block away and directly next to the High Line; there are no apartments available here or at the nearby One Hudson Yards. In the opposite direction, AVA High Line welcomes pets and offers amenities like in-unit washer/dryers, a pet-washing station, a fitness center, and a 14th-floor roof deck; a small handful of studios starts at $3,700/month on a 12-month lease.
Ohm, the amenity-rich rental at 312 Eleventh Avenue, was an early entrant in the area, and current availabilities start at $4,650/month for one-bedrooms and $6,295/month for two-bedrooms. Its developer, Douglaston Development, remains focused on the area with construction underway on 601 West 29th Street, a 59-story rental designed by FXCollaborative. Nestled next to this is 606 West 30th Street, a likely rental that will feature private balconies, a fitness center, a pool, and outdoor terraces.
