Pizzarotti IBC has begun the demolition of a four-story vacant townhouse at 251 West 14th Street in Chelsea to make way for its boutique 11-unit project. The company, who is Italy’s largest developer, purchased the site and its accompanying 6,800 square feet of air rights from B+B Capital early last year for $23 million or nearly $1000 per square foot according to the New York Observer. Per the article, Pizzarotti also acquired B+B’s building plans drafted by Eran Chen’s ODA Architecture and will move forward with their design. A recently posted rendering on the site’s construction fence confirms ODA’s design is still in play.

ODA’s scheme calls for a modern 11-story building that will house full-floor condos ranging in size from 1,700 to 2,500 square feet. The exterior will be mostly composed of glass. A continuous ribbon strip and steel trusses will highlight the structural acrobatics needed to keep its jutting floors in place. The mid-block site measures just 24-feet in length, making construction and the creation of versatile layouts challenging. Above the eighth story, the floor plates will double in size by way of a cantilever over its neighboring 255 West 14th Street. According to the project’s engineers, Axis Design Group, the lower floors will be constructed of reinforced concrete - typical of residential construction, while steel trusses and diagonal bracing will be employed above to support the cantilevering floors.
251 West 14th Street will be Pizzarotti’s second residential venture in the city. In the Financial District, the firm is working with Madison Equities to build a 65-story supertall condo at 45 Broad Street. The north side of West 14th Street between Seventh and Eighth avenues have two other condo buildings underway. Village Green West at 245 West 14th Street is nearly finished and all of its units are in contract aside from a 1-bed/1-bath on the second floor priced at $1.75 million or $2,160 per ft². Further east, d'Orsay at 211 West 14th Street recently topped out and has five condos on the market ranging from a $1.675 million one-bedroom to an $8.95 million penthouse.
