Developers broke ground on a 7-story, 67-unit rental complex at 2415 Church Avenue, Crain's has reported, along with a new rendering. The $29M project will rise between Bedford and Rogers Avenue in Flatbush, but not surprisingly, the building is being marketed as a Prospect Lefferts Gardens development. Whichever neighborhood it falls under, the rental, despite its lack of retail, will provide the area with a significant amount of apartments - permits actually call for 59 - and amenities to its tenants, all within short walking distance to the B, Q, 2, and 5 subway stations.
The building will have 49,122 square feet of residential space, which comes out to about 832 square feet for each unit. There will also be residential storage, two levels of parking that include 30 spaces for bike parking, a fitness room, a library/reading room, a lounge, recreation terraces on the second floor, and a roof deck. Most of the apartments will be on floors 2-7 and some will feature private terraces.
The Kalikow Group, WRS Associates, and The Ishay Group are joint owners of the Church Avenue site, a former parking lot, and KSQ Architects is designing. Rents are expected to range from $1,900 per month for studios and up to $4,000 per month for a two-bedroom apartment. Construction should be wrapped up in mid-2019.
