Once the furor died down about Congregation Shaare Zedek selling its Upper West Side synagogue to a developer, progress has moved swiftly for a new 20-unit development rising at 212 West 93rd Street on the Upper West Side. After clearing the Classical-styled religious structure, the project developers, Landsea Homes and Leyton Properties, secured a $40 million senior construction loan in late 2018 to build a 14-story mixed-use condominium. A recent visit to the construction site shows the volumetric 170-foot-tall high-rise nearly fully up with its enclosure system being installed.

At a 2016 community board meeting, a representative of Congregation Shaare Zadek said it couldn’t survive without selling the pre-existing 1923 building. Local residents were considerably concerned about height, increased traffic, unaffordability, and a flashy new condo coming to the expense of a beloved building. One group even lobbied to have the building landmarked, but this was deemed unfeasible. In the end, the developers prevailed and the as-of-right project is proceeding apace. The synagogue's partnership with the developer will provide a new apartment tower with three lower stories dedicated to a new house of worship for the congregation.
The project's designer, ODA Architecture, is said to have drawn inspiration from both old and new characteristics of the Upper West Side. The synagogue’s entrance will have a historically inspired limestone façade with a concrete base and bronze accent detailing; meanwhile, the residential component will honor the new Upper West Side with a glass-enclosed lobby framed in black steel.

With the superstructure nearly topped out, sales of the 20 residential condos are to begin later this year. The building will house a limited collection of half and full-floor residences with thoughtful layouts and interiors refined by GRADE. The sales team explains that the building is conceived as a vertical collection of individual homes whose "hand-crafted quality and high performing functionality" provide a seamless living experience. Many units will offer a private outdoor space, mostly in the form of terraces which ODA's novel design provides a plethora of opportunities. Shared resident features include a 24-hour attended lobby, a fitness center, a children’s playroom, a pet spa, storage, and a common landscaped roof terrace.
Landsea is best known to the New York real estate community for its work on Avora, a Weekhawken condominium with enviable skyline views, eco-friendly construction, and resort-quality amenities. For their first Manhattan project, they couldn't have chosen a more convenient location in the vibrant community of Manhattan Valley in the Upper West Side. The midblock site is steps from the local and express 96th Street subway stations and a short walk from Central Park, Riverside Park, and Columbia University.
