Spanning a full city block and bringing a vibrant residential development to a former parking lot, Front & York is the largest-ever residential offering filed in DUMBO. To relate to the nearby historic district and pay homage to the neighborhood's industrial legacy, context-sensitive designer Morris Adjmi Architects specified a hand-laid brick façade and ground-floor elevations with arched openings inspired by the Manhattan Bridge.

The residences are spread between the two towers, "Front" and "York," that bookend the block to make the most of river, bridge, and Manhattan skyline views. All units feature elegant interiors by Morris Adjmi Architects, 10' ceilings, chevron-patterned white oak flooring, filtered water, and NEST thermostats. Kitchens are outfitted with a full suite of integrated Gaggenau appliances, custom white oak cabinetry, and hand-selected marble countertops and backsplash.

Sales in both towers launched in fall 2019. Availabilities at the southwest tower, “York,” range from $960K for a one-bedroom to $4.625 million for a three-bedroom penthouse with a private terrace. The northeast tower, “Front,” lists one-bedrooms from $1.025 million, two-bedrooms from $1.94 million, three-bedrooms from $2.765 million, and four-bedrooms from $5.95 million. The project was deemed essential construction during the pandemic, during which time a mural honoring essential workers went up on the site, and occupancy is estimated for mid-2021.
Encompassing some 150,000 square feet spanned across two wings, Front & York's amenities promise to be unrivaled within the area. DUMBO received its own outpost of the members' club Soho House in May 2018, and the developers of Front & York have outfitted their project with lavish wellness and leisure amenities similarly on par.
Noteworthy bells and whistles to pamper buyers include a private park designed by Michael Van Valkenburg Associates, a rooftop pool with adjacent deck, cabanas, and lounge areas, and private wine rooms. Best of all, an in-house Life Time Fitness athletic and wellness center will occupy 77,000 square feet of space and, per the release, be NYC's largest of its kind. Features will include a basketball court, a Kids Academy, and a full-service salon and café. Lastly, for the drivers who are convinced they need their cars even in one of the most transit-rich and walkable neighborhoods in the country, there is a 700+-car garage and porte-cochère.

Front & York is well situated near multiple subway lines, and the culinary, retail, and cultural offerings of DUMBO. The newest addition is Brooklyn-based coffee roaster Devocion, which signed a lease for a retail space in the building on the corner of York and Jay Streets, marking its first DUMBO outpost and fourth New York City location. The new cafe will fill a void left by the closing of Brooklyn Roasting Company’s Jay Street location, and offer classic, hand-crafted coffee in a design-forward retail space. The opening is estimated for spring 2022.

Additionally, Front & York is a short walk from Brooklyn Bridge Park and right across the street from Susan Smith McKinney Steward Park, one of four parks marked for revitalization and reconstruction by Mayor de Blasio. The park was formerly known as Bridge Park II, and recently renamed in honor of Susan Smith McKinney, the first African-American woman in New York State to receive a license to practice medicine; she lived and practiced in Brooklyn. In addition to reconstructing the play equipment, swings, and spray shower, the project will construct a new adult fitness area and multi-purpose synthetic field with a performance stage, benches, fences, drainage, water supply, and new plantings. Construction started in April, and completion is estimated for spring 2022.
