DXA Studio, the same architecture and design firm behind the interiors of 100 Barclay and Essex Crossing's 242 Broome Street, have just announced their role as design architects for a mixed-use building in Park Slope. Two previous renderings and zoning documents show some version of a cantivelered condo, but the updated design from DXA Studio has yet to be revealed. The project, addressed at 269-271 4th Avenue, will rise adjacent to another bold design; ODA's 251 1st Street. A recent visit to the construction site shows foundation work has started.
The building will hold 39 apartments and rise 12 stories. Permits filed by developer New Empire Corporation show there will be 3,634 square feet of commercial space and 40,232 square feet of residential space, allowing spacious units to average over 1,000 square feet apiece – a strong indication of condos. By utilizing the unused airspace of the next door low-rise buildings, the architects are able to maximize floor area at the top of the structure without offending the neighborhood's contextual height and zoning codes.

According to a press release sent out earlier this week, the co-founder of DXA Studio, Jordan Rogove, is especially thrilled to be working in the sought-after Park Slope, a neighborhood he's called home for the past 14 years.
Bentley Zhao, president of New Empire Corporation, stated, “269 4th Avenue will attract a variety of new residents to Park Slope with the full range of housing options and amenities that the building will offer.” So far, it looks like those amenities will include a bike room, a fitness center, a common roof deck, and some terraces.
