A new development is under construction at 199 Montrose Avenue in Williamsburg that will bring a six-story, mixed-use building with 55 residences, commercial space and a community facility. The site is between Bushwick Avenue and Humboldt Avenue, less than one block from the L train at Montrose Avenue. The immediate area has a mix of housing types and retail storefronts, and a nearby 2016-built rental property at 196 Montrose Avenue currently has a pair of units for rent; a 3-bed for $4,300/month and a 4-bed for $4,700/month.
Renderings on a project page from J Frankl /C Mallea show a contemporary exterior façade with expansive windows and several setbacks and terraces. The building will have residential amenities including interior and exterior recreation space, a laundry room and roof deck. Interior renderings show a modern lobby dressed in hues of black with a fireplace and a lounge area, along with what appears to be a multi-level resident lounge with a fireplace and expansive windows.
The team is behind a number of new developments including a mixed-use rental building at 207 South 3rd Street, a planned Long Island City residential development at 45-57 Davis Street and a 286-unit residential building at 260 Gold Street in Downtown Brooklyn.
