In the heart of Astoria, near the 30th Avenue elevated station serving the N and W lines, Mt. Sinai Queens Hospital, and the vibrant gathering space Athens Square, Ascent Development is forging ahead with a 20-unit residential development at 30-38 29th Street. Ascent was granted construction permits in December 2019 and the pre-existing clapboard house that stood at the site was demolished last year. Excavation at the site is now well underway with the first perimeter walls of the foundation already poured.
The creative and shrewd firm of Bluarch Architecture are responsible for the design. Renderings posted by Madsen Engineers illustrate an ambitious vision featuring an ornamental exoskeleton, deep terraces, and fully-glazed window walls. To top it all off, an exposed concrete canopy will float above a common roof deck.
Bluarch is behind a number of interesting cast-in-place concrete projects around the city, many of which remain on the drawing board. One nearby finished project of theirs, Queens 14, features a brooding asymmetrical facade and has a spacious three-bedroom available for $3,300/month.

The elevatored building will accommodate between three and four apartments per floor and the units will likely be rentals. Astoria has suffered from a rash of mediocre, non-contextual development over the years, but if done with quality craftsmanship 30-38 29th Street promises to be a positive addition to one of the city's best neighborhoods.
