With minimal bombast, a rare set of Park Avenue condos is set to come online by year’s end. Developed by Gary Barnett’s Extell Development, 1010 Park Avenue will offer 11 high-end residences, all full-floor simplexes and duplexes. The graciously-proportioned homes will be paired with an oversized package of amenities that include a swimming pool and fitness center.
Toll Brothers' 1110 Park Avenue was the last condo built on the venerable stretch and our closing data shows that apartments in that 2015 building sold for a median of $2,700 a foot. As an indication of what Extell will ask, 1110 Park’s sole availability is a 4-bedroom priced at $15.95M ($3,129/ ft²). According to TRD, the project’s total sellout is $247.8 million, which yields an average unit price tag of $22.5 million
A recent pass by Extell’s site shows that the building has nearly fully framed its 16 floors. The project is within the Park Avenue Historic District and was made possible by the neighboring Park Avenue Christian Church, which sold a small parish house that Extell’s project rises upon.
The concrete frame will be dressed in a contextual façade of “hand-cut” Indiana limestone and an ashlar Manhattan schist base that complements the adjacent church. According to Extell’s website, for which the rendering above was unearthed, Beyer Blinder Belle are the architects and London-based David Collins Studio are handling the interiors.
