Back in 2015, the vacant block at 200-206 Kent Avenue in Williamsburg was set to receive a Trader Joe’s grocery store. Williamsburgers rejoiced, only for plans to be shelved a year later when the site was sold to Isaac Hager’s Cornell Realty Management. Now a new mixed-used development is back in play, though the retail leasing materials posted by RKF show no signs of the wallet-friendly organic grocer.
The weeded lot is a block inland from the waterfront and across North 3rd Street from Kushner’s Austin Nichols House condo conversion. It is along a rapidly emerging stretch of Kent Avenue with Two Trees’ Domino Sugar redevelopment to the south and Williamsburg’s East River Ferry landing, Smorgasburg and a covey of condos and rental developments to the north. Directly across Kent Avenue, Cheskie Weisz’s CW Realty Management is building a 96-unit, 83,000-square-foot rental building at 187 Kent Avenue.

Approved building permits filed by Cornell in February call for a 125,150-SF, 6-floor structure designed by ME Architect P.C. There will be 180 parking spaces spread between the cellar and second levels. TRD noted that the cost and difficulty of digging a parking garage on the near-waterfront site may be why Cornell has considered shopping the site around.
RKF's leasing brochure says a delivery date of 4th quarter 2018 is targeted. Most of the retail will be confined to 15,000 SF of space at the ground floor. The third floor is envisioned to have a restaurant tenant and a 17,000 SF of outdoor terrace. Floors 4-6 will be reserved for offices and a rendering shows nondescript glass box with an accessory terrace next to the top floor.
