The two model units by Brooklyn-based design firm Me & General Design combine the Rockaways’ urban beach culture with its signature boho-chic style to create what co-founder General Judd describes as “a visceral, feel-good experience.” They are also styled with carefully curated art from a partnership with contemporary gallery ArtStar. Like all units, the models feature incredible light, open layouts, and white oak plank flooring. The kitchens and baths come finished with custom cabinetry and sleek appliances and finishes. Additionally, model unit #4C has a private balcony overlooking beach views.
Remaining availabilities start at $399K for one-bedrooms and $610K for two-bedrooms. A three-bedroom unit with a large private balcony is also on the market for $1.07 million.

Official building amenities include a landscaped roof deck, an eighth-floor residents’ lounge, a fitness center, storage, bike room, and on-site parking. However, its greatest draw may be its address between the Rockaway Park subway station and the neighborhood’s famous boardwalk. It is taking shape in an exciting area where starchitect Morris Adjmi Architects is designing a new hotel at 108-20 Rockaway Beach Boulevard. Moreover, One Sixteen is no longer Marcal Group’s only foray into the Rockaways – the developer bought the Community House property earlier this year and is planning a new residential building on the site.
